Are you eligible?

All applicants must meet the criteria listed below. If you are married, both parties must be included on the application and both meet all criteria. (We cannot accept your application if you are separated but not legally divorced.)

At the bottom of this page, you can complete our eligibility questionnaire and sign up for one of our upcoming homeowner information sessions.

1) Need for Housing

you only need to meet ONE of these criteria

    • Living in an inadequate shelter due to problems with heating, water supply, electricity, etc.
    • Living in overcrowded conditions
    • Spending more than 40% of income on housing (rent + utilities)
    • Residing in a drug or crime-infested and unsafe neighborhood
    • Residing in Section 8 or Public Housing
    • Residence is not secured by an official lease agreement

2) Willingness to Partner

    • Complete required “sweat equity” activities (volunteering and homebuyer education)
    • Accept a home built by HabiJax
    • Cooperate with and meet the requirements of lending partners
    • Be a good steward of HabiJax in the community

3) Ability to Pay Mortgage

    • Work with lending partners to receive a pre-approval and make monthly mortgage payments (per agreement with lender)
    • Make a down payment of 1% of the purchase price of the home
    • Have at least $2,000 in savings at the time of your application (so that you can continue savings beyond the down payment to two months of mortgage payments before closing)
    • Maintain full-time employment for at least 1 year or part-time employment for at least 2 years
    • Meet a minimum credit score requirement of 640
    • Have no more than $500 of delinquent debt (unpaid debt sent to collections)
    • Meet monthly income range for your household size listed below
